Update on West Dapto Developer Contributions
IPART has published its final report on the draft West Dapto Contributions Plan 2020, however the Minister has yet to advise Wollongong City Council to finalise the Plan.
As you may be aware, UDIA NSW has been very active in asking for an independent engineering review of the infrastructure works and costs in the Plan, as we believe there are at least $200 million in savings that could be made.
In the meantime, the Minister has extended the current Contributions Plan until the end of the year. UDIA understands this means that from 1 July the contribution rate will increase from $45,000 per lot to $50,541.60 per lot (the indexed rate under the current Plan).
This will also mean that from 1 July until the end of the year, developer charges will be higher in West Dapto than they are in Blacktown and The Hills in Sydney North West Growth Centre (as the Minister recently capped contributions there at $50,000 per lot until the end of the year).
We expect the 2020 Plan to be finalised before the end of the year, but we will continue to advocate for a thorough review of costs.
