TJX Australia at Sydney Business Park

The TJX Australia Distribution Centre at Sydney Business Park is located within Sydney’s North West Growth Centre. The facility sits on approximately 74,000sqm of land within the 256ha master planned estate. The site is zoned general industrial, and the development is comprised of 42,646sqm of distribution centre and 2,213sqm of office.

The facility services the TK Maxx network of stores across Australia. The facility has combined their previously dispersed operations under one roof, significantly increased the storage capability, and has integrated significant automation that provides efficiencies and savings to the business. The facility raises that benchmark for staff amenities with TJX seeking to attract and retain the best staff. Incorporating significant staff focused outcomes, the facility includes such elements as the temperature-controlled warehouse environment solely for staff comfort, training and conferencing rooms, mother’s rooms, contemplation room, and 733sqm upper level indoor/outdoor staff break out roof deck garden.

Completed on the 14 February 2022, the project is valued at $104 million. The facility is ambitious and demonstrates what is possible for the next generation of warehouses. It highlights synergies which can be established when co-locating head office functions and warehouses. The facility also reveals how exceptional staff amenity can be achieved within an industrial precinct by embracing core stakeholder’s values.

 

Judges Comments

TJX Australia at Sydney Business Park exemplifies excellence in Industrial Development, scoring near-perfect scores on all judging criteria. The development sets the benchmark for the next generation of warehouse/distribution facilities. The built form, scale and massing are large, but that is not how the development reads in its setting: generously landscaped garden beds on both street frontages and in the car park, and a building with streetscape appeal, establish a high standard of character and design.

With an eye on what it would be like to be an employee at the facility, the judges agreed that worker health, comfort and satisfaction had been prioritised. The indoor and outdoor eating area has design flair. The sustainability credentials are impressive, with excellent active and passive design inclusions. TJX Australia at Sydney Business Park has delivered a world-class facility to North-West Sydney.
