The development provided a range of unit sizes and price points, with the smallest been a 80sq.m 2 bedroom residence, whilst the largest been a 3 bedroom of 183sq.m. The prices ranged from $950,000 to $3,5000.000, providing a breadth of product on offer.

The project was constructed through a challenging Covid period and completed in April 2021, with all but 2 sold, achieving higher than expected prices.

The architecture is underpinned by a modern clean lined aesthetic, with textural and robust materiality adding a richness and softness that complements the historic 2 storey federation period Rosemoran House.

Judges Comments

The Rose by Moran is a wonderful blend of old transitioning to new. Upon entry to the site, you are presented with the fully restored historic federation period two storey residence, known as Rosemoran House. The development seamlessly transitions from the old into the new with an impressive adaptive reuse the Rosemoran House forming part administration and community space including 2 remodelled residences in the second storey. The 31 new residences are a mix of two and three bedroom apartments and are grand in size. These apartments are perfectly designed for their target market of primarily local downsizers. High quality, and well-conceived community facilities, such as a wine locker room, add those little extra touches and reflect the market driven approach to the new section of the design.

The judges were impressed with the adaptive reuse, transitional elements, noise attenuation and well thought out resident entry points that let to well thought out apartment designs. The development blends in with the steep nature of the site, to provide a retirement living space worthy and reflective of the homes the current occupants once resided and reside in as their last homes.
