Coronation Property’s regeneration of The Paper Mill precinct was conceived with the objective to re-establish the site’s importance to the city of Liverpool by transforming the underutilised industrial land into a thriving 882-dwelling riverside village.
The vision was to unlock the Georges River foreshore and create a vibrant destination combining high-quality amenity, architecture, design, and retail to create a premium waterfront address for residents and the Liverpool community. The precinct is brought to life by some of Australia’s leading designers including the internationally acclaimed architects from Woods Bagot and SJB, coupled with landscaping solutions from ASPECT Studios who worked together to reinvent the industrial site while preserving its historical significance.
The history of the site provided a compelling design narrative which is evident throughout the precinct. The mill’s sawtooth roofline and tessellated ends became a source of ideas for facades and materials including brickworks featured throughout the development, echoing the scale and material of the existing site.
882 apartments across six residential towers were released over four phases. A mix of Studio, 1, 2 and 3-bedroom homes in a range of apartment and townhouse configurations were priced from $315,000, $342,000, $455,000 and $681,000 respectively. Strong owneroccupier sales throughout each release reinforce the demand for premium apartment living in Western Sydney with more first-home buyers forgoing the traditional quarter-acre block and standalone home in favour of well-considered, masterplanned communities.
The proximity of the precinct to the Georges River riparian corridor required ongoing solutions from Coronation’s project teams and consulting engineers to ensure buildings were self-supporting without any impacts to the riverbank or river long term.
