UDIA welcomes the opportunity to make a submission to the Department of Planning, Housing and Infrastructure’s proactive review of the existing provisions governing Part 5 of the State Environmental Planning Policy (Housing) 2021 (Housing SEPP). UDIA NSW has long supported a review into the existing hindrances and barriers to development in Greater Sydney, as well as the existing planning controls governing Seniors Living in New South Wales.
UDIA NSW 2024 Seniors Housing and Land Lease Committee have undertaken a review of Part 5 of the SEPP and identified several areas we believe require amendments to ensure the intent of the policy can be realised. The committee is made up of development industry experts and planning practitioners who interact daily with the Housing SEPP and are familiar with its successes and failures. Many have worked directly with the Department of Planning, Housing and Infrastructure (DPHI) on previous reviews of seniors housing planning policy.
The key areas of focus identified by the UDIA are:
Housekeeping amendments to the existing SEPP.
State Significant Development Planning Pathway (Planning Systems SEPP);
Section 87 additional floor space ratios incentive;
Biodiversity Values Map and;
Housekeeping amendments to the existing SEPP.
