Apartments (High Rise)

The Greenland Centre by Greenland Group and BVN with Woods Bagot

The Greenland Centre is a complex design collaboration between BVN, Woods Bagot, Arup, with significant input from the City of Sydney. The building is informed by the decision to retain the steel structure of an existing 26-story building and to add 40-stories on top of it. At the time the engineers could not find a precedent for this in the world. Due to significant setback requirements, we designed a cantilevered structure supported by a transfer floor which could take the weight of additional 40 stories. Standing at the base of the building and looking up, this cantilever is a curious and compelling feature of the silhouette. Visually the angled truss makes the blend of old and new explicit. The truss transfers the load of the new structure to composite external columns of the existing structure.

Two vacant lots were transformed into 52 contemporary apartments on a 1,758 square metre block, comprising 28 one-bedroom and 24 two-bedroom social housing units. This project meets the diverse and sensitive needs of residents while increasing social housing supply. In an evolving neighbourhood characterised by residential development of varying scale and density, this development contributes to the revitalisation of the area and is a significant investment in its future character. It is “tenure-blind” and does not resemble a social housing development. The street presentation includes a 4-storey podium expression and a slender, 6-storey tower form that maintains solar access to the adjoining building. The character of the building is inspired by simplicity. The materiality of the building is durable, resilient and low maintenance. It served a growth region with more than 250,000 additional residents expected within the next decade. The decision was made to demolish the existing pool. Designs were created for an exciting world-class centre that would retain the charm of a visit to the local pool, while adding surprising new features – all on the same footprint. Non-negotiable was a new 10-lane 50m Olympic-sized swimming pool, replacing the original 8-lane 50m pool that had been enjoyed for over half a century.
