International House Sydney (IHS) stands at the gateway to Barangaroo as a pure expression of innovation and sustainable design excellence.
Designed by Tzannes and Associates and completed in April 2017, this six-storey building is the first commercial office building in Australia to be built using engineered timber – Cross Laminated Timber (CLT and Glue Laminated Timber (Glulam) – as its primary building material. It heralds a bold new future for the construction industry as it seeks to find more cost-effective and sustainable building solutions.
IHS demonstrates how tomorrow’s workplaces can combine the performance of a skyscraper and the soul of a loft. The building delivers an open, flexible floorplate, with a total floor space of 7,000 sqm and a striking design featuring graceful recycled hardwood colonnades and an exposed timber structure.
The team worked collaboratively to overcome regulatory challenges including fire rating, moisture and vermin control as well as tenant and landlord desirability.
Their efforts paid off. Boasting a 6 Star Green Star for Office Design and targeting the same As Built rating, IHS has delivered a range of economic, social and environmental benefits including reduced construction time and significantly less air, noise and waste pollution. The well-documented health and sustainability benefits of using timber in the built environment have contributed substantially to its market appeal, securing a single, well-known financial services tenant for the entire building.
