Willowdale by Stockland
Willowdale is Stockland’s largest masterplanned community in NSW and offers a wide variety of living options set among green open space and close to key services and transport. Construction began in 2013, with first settlements in June 2014. Completion is expected in 2022. More than 2,000 lots have sold in four years.
The masterplan features approximately 3,000 lots, 200 medium density dwellings, 268 retirement living homes and a 5440sqm GLFA retail centre featuring a new-format Coles and 12 speciality retailers. Stockland has also introduced a new offering in the NSW market at Willowdale with its completed homes.
Since launch, Willowdale sales have been, on average, higher than direct competitors. Steady customer enquiries result in an average of 30-45 leads per week. Most recent land releases have been priced between $395,000 - $555,000, for lost sized 300m² - 605m².
The masterplan balances the needs of an emerging community with the site’s natural environmental characteristic and rich Aboriginal and European history. A diverse range of housing types elevate Willowdale above local and regional competitors and promotes a demographically varied community.
Willowdale has been accredited with the Green Building Council of Australia’s 6 Star Green Star – Communities rating. Innovation excellence has included management of indigenous heritage, early delivery of infrastructure, affordable housing leadership, and the creation of Willowdale Community Place – an 8 Stars NatHERS rating showcase of sustainable housing that doubles as a community space.
Key development challenges overcome have included managing two different councils, high pressure gas pipelines and a heritage-listed canal.
